Cal Closed 100 Deals in His First Year

The story

Cal is 24 years old and is looking to clear a million dollars this year flipping land virtually. We recorded this after he got back from a month abroad, Mexico to Costa Rica to Virginia, where he did close to $20,000 in profit working an hour or two a day, including a stretch where one of his employees landed an $8,000 deal while Cal was on a beach. He's done roughly $125,000 in the last 60 days from two builders in two markets almost nobody else touches.

His path here wasn't glamorous. Cal ran drop shipping stores through college, couldn't get hired afterward, and ended up grinding paralegal work at a law firm he hated. He saved up, found us, quit, and went all in. His first month he made zero dollars, and he'll tell you exactly why: he was scared to pick up the phone. What he did instead was watch the entire course twice and fill three legal pads with notes. Month two, once he started dialing, he made about $9k. Month three, $20k. Six months in, his first $30k month. Around 100 deals in his first year.

The people who win in this business are the ones getting told no all day, every day.

How the machine runs

Four employees: an acquisition manager, a full time texter, and a cold caller plus cold caller manager who have cost him about $2,000 total and brought back close to $30,000. Every lead flows in as a ticket in his CRM, he and his acquisition manager cherry pick the best ones, and the plan to break $100k a month is simply stacking cold callers and mail on top of the markets already working.

Cal's advice for beginners is blunt and correct. Stay out of the crowded markets when you start. Find a small city 45 minutes outside a major one with new construction, lock in one or two builders, and live there. Most of his money still comes from a single buyer. Take JV deals early instead of protecting a percentage of nothing. And stop worrying about logos, taxes, and utilities before you've made a single phone call.
