$101,000 in One Month Wholesaling Land

The story

Kyler just wrapped his biggest month ever: a little over $101,000 in revenue in May, across 22 deals, working three to four hours a day while finishing his college degree.

Kyler started in the summer of 2024 trying to wholesale houses. Six or seven months of cold calling, three contracts locked up, and every single one fell apart. Title issues, house issues, headaches. Most people quit right there. Instead, he and a buddy sent one SMS campaign to a vacant land list, got two deals, and never touched houses again. It still took seven months from his start to close those first two deals, about $20,000 combined. That's the truth about a first deal. It's the hardest one you'll ever do, and everything after it gets easier.

The knowledge is everywhere. The action is what's rare.

Going solo

From there he and his partner closed 20 deals together, then Kyler went out on his own, started his LLC, and hired one virtual assistant. That's still his entire team today. One VA who handles all his text responses and follow ups so Kyler only touches the leads that matter. Since going solo he's closed 77 deals for over $275,000 in profit, all SMS, all virtual, in nine or ten states, without ever setting foot on a single property. He locked up deals from Costa Rica on his grad trip and sent follow ups from Europe on spring break.

What I love about how Kyler found us: he had a deal listed on Facebook Marketplace as a last resort, and one of our inner circle members, Brad, reached out about it. They got to talking. Kyler was doing five or six deals a month after a year in the business. Brad was doing five or six a week after two months. That conversation is what brought him in, and by his own account, the community, the JV deals, the WhatsApp group full of active wholesalers, and the one page contract that killed his seller objections are what took him from good to great.

His advice for beginners is the best part: network with local realtors, pick two or three markets and actually learn them, and make as many offers as humanly possible. The knowledge is everywhere. The action is what's rare.
