$107,000 in a Single Month

The story

Nineteen deals in July. Roughly $120k in assignments against about $15,000 in expenses. He started working with us on March 27th. And before I go any further, I want to be clear: Michael's results are not typical, and they're not a promise of what you'll earn. He is one of the hardest working people I have ever met in this business, and even with that work ethic, most people who do this take far longer to see results, and some never do. What I can share is his story, exactly as it happened.

Michael's background has nothing to do with real estate. He spent ten years selling antivirus software, from the month he turned 18 until 29, running his own operation and averaging a modest but steady income. Comfortable, but capped. Pushing 30, he decided something had to change.

16 hours of training, finished in three days.

All in

His first year in land he was in a different program, grinding SMS on his own, sending up to 10,000 texts a day, and building a real business through pure effort. That part matters. Michael was already succeeding before he ever met us. He found Carson and me through Land Atlas, hopped on a call, and asked if we'd coach him one on one.

What happened next still makes me laugh. We sent him about 16 hours of training, and he finished every single video in three days. Website built, team hired, systems running. Things that take most people months, he did in a weekend. I remember texting Carson that week: this guy is going to be special.

What I appreciate most about Michael isn't the numbers. It's that he's never missed a coaching call since the day he joined, and he now spends real time helping newer members of our community for nothing in return. That's the kind of person we love working with.

In this interview

We sit down and walk through his entire operation, and what's next for him.

  • How he built builder relationships calling acquisitions managers 9 to 5 and answering seller texts after close
  • Why just two or three builders now take the majority of his deals
  • How his cold callers feed cherry picked leads into his CRM
  • The mastermind moment that pushed him into markets with bigger spreads
  • Building out his team, stepping back from 16 hour days, and mixing in larger deals

If you want to see what relentless consistency actually looks like in this business, watch this one. Just remember the results come from the work, not the watching.
